Zoning Board · Meeting of July 22, 2026

Methuen Zoning Board denies setback variance for unpermitted two-family addition. The board voted 3-2 to deny Yoly Meran's request for a 16-by-16-foot, two-story addition at 1 River Place that violates both side setback (required 15 feet, requested 5.02 feet) and rear setback (required 20 feet, requested 5.28 feet) requirements. Chairman Matthew D'Agostino and Vice Chairman Nicholas Boucher opposed the petition, citing excessive deviation from zoning ordinance standards and concern about the structure's unpermitted construction.

Clerk Jose Frias and alternates Mansour Chaya and William Haneffant voted to approve. In a separate matter, the board unanimously approved a fence waiver for Rebecca Squires to place a six-foot privacy fence at 11 feet from the road along Cochrane Street instead of the required 20 feet.
